The conveyancing industry spoke, and The Law Society listened. After gathering feedback from over 1,200 professionals, streamlined new versions of both the TA6 Property Information Form (6th edition) and TA7 Leasehold Information Form (5th edition) will be launched simultaneously in October 2025.

The decision to overhaul the forms comes after widespread industry concerns about the 5th edition's complexity and increased liability risks. Through an independent consultation by research agency 2CV Ltd, The Law Society has developed a pragmatic two-form approach that better serves both conveyancers and their clients. Most importantly, this change reflects what practitioners have been asking for: a return to simplicity without sacrificing comprehensive property information disclosure.

Your implementation timeline made simple

The rollout has been designed with your workflow in mind. October 2025 marks when both the new TA6 (6th edition) and TA7 (5th edition) become available through licensed third-party suppliers like ProConvey. You'll then have a generous transition period to familiarise yourself with the new formats before they become mandatory for CQS members in March 2026.

During this transition period, you maintain complete flexibility. For the TA6, both the 4th edition (second revision) and current 5th edition remain CQS compliant. Similarly, the existing TA7 3rd and 4th editions can continue to be used alongside the new 5th edition. This allows you to agree with other firms which versions best serve your clients' interests. ProConvey will support all compliant versions throughout this period, ensuring no disruption to your current transactions.

For our CQS-accredited users – which includes many of you maintaining crucial lender panel access with Santander, Nationwide, HSBC UK, and others – the March 2026 deadline represents your key compliance date. ProConvey will ensure the new forms are fully integrated into our platform well before this deadline, complete with the enhanced guidance and automation features you've come to expect.

Understanding the two-form solution

The new approach elegantly solves a fundamental problem: trying to make one form serve multiple purposes at different transaction stages. Here's how it works:

The TA6 Property Information Form (6th edition) becomes your go-to form once an offer has been accepted. It's been specifically designed for this crucial stage, providing buyers with comprehensive property information before they commit to the purchase. User testing has resulted in clearer questions, more "don't know" and "not applicable" options, and enhanced explanatory notes that make completion easier for sellers.

The Material Information (MI) Form addresses early instruction scenarios where conveyancers are brought in before property listing. This optional form helps sellers gather material information for estate agent marketing – but crucially, it's not mandatory for CQS members. With NTSELAT's recent withdrawal of their material information guidance in May 2025, work on this form has been paused pending clarity from the Competition and Markets Authority.

Why these changes benefit your practice

The improvements in both the 6th edition TA6 and 5th edition TA7 directly address the pain points you've experienced. The controversial material information questions that expanded the TA6 5th edition to 32 pages? Gone. The increased liability concerns that had the industry in uproar? Addressed through clearer guidance and more appropriate response options across both forms.

The new TA6 returns to the tried-and-tested foundation of the 4th edition while incorporating genuine improvements identified through extensive user testing. Meanwhile, the TA7 5th edition builds upon the successful 4th edition framework, addressing specific leasehold complexities that have emerged in the current market environment.

Both forms now feature enhanced "don't know" options that acknowledge sellers genuinely might not have certain information, preventing the frustrating delays caused by unanswerable mandatory fields. For leasehold properties, this is particularly valuable given the often complex management structures and historical documentation challenges that leasehold sellers face.

For leasehold properties, the TA7 Leasehold Information Form (4th edition) continues to work alongside the TA6, covering essential areas like service charges, building safety compliance, and management structures. This form was already updated in March 2024 to reflect post-Grenfell requirements and remains fit for purpose.
